KITCHEN - Fully fitted kitchen equipped with everything you may need for your stay including dishwasher, microwave, fridge with freezer section, cooker with hob and all necessary crockery, cutlery and cooking utensils.
Round kitchen table with two comfortable dining chairs. Bar stool by large velux window to enjoy a cold beer or a chilled glass of wine whilst looking at the glorious views to Dartmoor.

LARGE VERANDAH - Fabulous verandah to enjoy the all day sunshine with spectacular views to Dartmoor and beautiful countryside. All weather Canopied day bed with cushions and separate armchairs for sitting out on those warm alfresco evenings.
BEDROOM - Divinely comfortable and luxurious superking size bed with White Company superking size pillows and bedding. His and hers dressing gowns and slippers. Flat screen television.
BATHROOM - With the ‘Wow’ factor! Extra large walk in shower, His and Hers sinks, WC and amazing ‘Egg’ shaped bath for relaxing.
There are four pubs in nearby villages, within walking distance, all with outside sitting areas. Sharpham vineyard is close by, as are our great community towns of Totnes and Dartmouth, both on the river Dart.
Devon is fast becoming a 'Foodie' hotspot with Michelin star restaurants including the Elephant at Torquay, The Treeby Arms at Sparkwell, Gidley Park near Chagford and Lympstone Manor. The network of public footpaths is accessible direct from our gates. You may have seen Julia Bradbury on TV recently completing a walk from Totnes to Dartmouth which took in Sharpham vineyard, the river Dart, Greenway House at Dittisham, the former holiday home of Agatha Christie.

Everything from arriving to leaving was wonderful. Paul was very accommodating - we needed a later check-in time and he was happy to do this for us. We were warmly welcomed and shown around the apartment. It was exactly as pictured - if not better - and we had everything we needed to enjoy our stay. Lots of little touches around the apartment, from sanitary products to homemade scones. Would definitely recommend and would happily stay again. Thank you so much for a lovely weekend.

The trouble with telling everyone how superb the 'Treetops' apartment is at Higher Gitcombe is that now everybody knows and we'll never get a booking there again (some secrets you just want to keep to yourselves). Paul and Lynnie are lovey people and can't do enough to help. The Treetops (self contained) apartment is beautifully furnished and decorated to an exceptionally high standard and shows what great taste Paul and Lynnie have. Higher Gitcombe is situated approximately four miles from Dartmouth (about 15 min drive). On arrival at the apartment there was a superb, and very welcome, cream tea waiting for us. Treetops has fantastic views over the lovely Devon countryside. What more could you want! Would highly recommend the Dartmouth Park & Ride too.

My partner and I stayed here for a weekend away, we only live nearby in Plymouth and wanted a nice place to stay for a couple of nights away. The property is located in the quiet village of Higher Gitcombe where within a short drive you can reach Totnes, Sharpham and a number of lovely pubs. We both run and round some great trails nearby, with lots of hills!! After one such run we couldn't have been more delighted to arrive at the private apartment "Treetops" to be greeted warmly with a selection of scones, jam and cream. Paul and Lynnie made us feel welcome from the outset, gave us a tour of the apartment which is located separately to the main building. From there we were left to our own devices to get on with our weekend. The apartment itself is luxury personified. It has everything you could need and the facilities are superb. The bed is comfortable, the towels are super fluffy, and the windows look out to green fields with dartmoor in the distance. The weather allowed us one breakfast outside on the private terrace which was a total treat for our last morning before setting off. Our impression is that this is very worth the money, incredibly comfortable and perfect for a weekend away. We hope to return every year and will highly recommend in the meantime!

How Do I Begin?
How do I begin to tell the story of how great a place this is?
This was our second visit to Higher Gitcombe and we found that not only have Lynnie and Paul's high standards been maintained, they have far exceeded expectations.
Our first visit of four nights was in the Cream Room which we absolutely loved. We were therefore a little disappointed not to be able to book this room again, but not for long!
We booked into Treetops for five nights instead. Treetops was not built when we first came to Higher Gitcome.
Like other reviews it is almost impossible to describe how absolutely perfect everything is when staying with Lynnie and Paul.
I would be hard to imagine getting a warmer welcome anywhere else in the world.
Treetops is so absolutely lovely. Set away from the main house with its own parking place this superb self catering accommodation is breathtaking.
The wonderful huge bath tub, the enormous shower, the two sinks, the masses of fluffy white towels and everything else one could possibly need in a bathroom.
The bedroom is large and has more than enough storage space, with drawers, hanging space and numerous coat hangers.
The bed is huge and very, very comfortable.
Two large opening windows and you can lay in bed gazing up at the twinkling stars if you wish or pull down the blinds if you would rather be completely in the dark. It is very very quiet and peaceful and the birdsong is a delight.
I wonder if Lynnie and Paul specially trained the larks to sing outside Tree Tops.
There is a T.V in the Bedroom as well as a larger one in the living area.
The all new and perfectly formed kitchen/ living area is amazing. Large comfortable, sofa. Lovely table and chairs for dining. More large opening windows.
If there is something missing from the available kitchen supplies, cooking utensils, dishes, pots and pans etc we were certainly unable to find it! What luxury to have a dishwasher too.
Every shape and size of drinking glass are provided, most important for when you move out through the double doors to sit with a chilled glass of wine on the veranda soaking up the sun. We were lucky with the weather but one could well imagine how lovely and cosy Tree Tops would be if the weather was inclement. Books and scrabble provided.
The views are stunning too.
The standard of cleanliness is outstanding and with the vases of flowers, cream tea and various other extras too numerous to mentioned we cannot recommend Lynnie and Paul and Higher Gitcome too highly.
Oh, and thats without talking about the best breakfasts you will ever enjoy.
Go and visit for yourselves, you will be more than happy that you did.
The area has plenty to offer and we particularly enjoyed a river cruise in Dartmouth, visit to Colyton Fishacre and Greenway and golf at Dartmouth Golf Club. Dartmouth Castle is also a lovely place to visit.

Wow wee wow what a place. We have just returned from Treetops and are missing it already. It truly is as beautiful as it is in the pictures. Everything was perfect, from the initial correspondence when we booked all the way through to checking out this morning. The property is in a fab location in the South Hams. Central enough for Dartmouth, Kingsbridge, Bigbury-on-Sea, Totnes and everything inbetween. Treetops is beautifully decorated. The bathroom is beyond stunning. The huge bath and shower are super luxurious. The kitchen is brand new, it has everything you’d need to self cater if you wished. The bedroom was beautiful and so comfortable! The bed is huge with tonnes of pillows! It actually encouraged us to lie in for once! My favourite part of the property is the veranda. Much of our long weekend was spent relaxing there on the beautiful rattan sofa bed chilling in the sunshine. We ate every meal out there too! It’s also more than big enough to do yoga on too! Lynne and Paul’s little extras like freshly made cream tea on arrival, fresh milk in the fridge and a great supply of tea and coffee made out stay so special. If you are looking for a little bit of luxury in a really special place I 100% recommended this property! We will be back for sure!!

Literally, wow! A huge thank you to our hosts, who greeted us with a bottle of champagne, scones and cake! We were lucky enough to stay in Paul and Lynnie's stunning self contained apartment, within the grounds of their 5* B&B. The apartment is beautifully presented, in a wonderful location - the views of the surrounding countryside are amazing. Everything you might possibly need is provided, along with extra little luxuries, like toiletries, chocolates, dressing gowns and two fully furnished verandas. The bathroom alone was pure luxury with both a huge bath and shower - along with the fluffiest bath towels. Should you decide to explore the area, within a few miles you are once again on a main road and within easy reach of the beautiful harbour town of Dartmouth. We spent 3 days exploring much of the coast and loved every bit of it. We only wish we had longer, and will be returning for sure. What a very lovely way to spend our first wedding anniversary! An unforgettable place
We stayed at Treetops for a long weekend, wonderful place to stay.on arrival bottle of champagne for us and cream tea,
Bed very comfortable, wonderful bathroom.and the balcony and outside furniture very tasteful,but as it rained all weekend we sadly could not make use of.
Would recommend to family and friends.
Dartmouth well worth a visit, and Greenway house where Agatha Christie lived.

Perfect romantic getaway
Paul and Linney were wonderful hosts who made us feel very comfortable and well looked after. They were both very warm and provided help with directions, big smiles, and a bottle of champagne for us to celebrate our second wedding anniversary!
Treetops itself is absolutely gorgeous - open and clean and brand new, it had a lovely homely feel while also making you feel like you were in a very decadent hotel room! The bath is big and deep, the carpet new and plush, the mod cons are lovely and brand new, and the views are breathtaking. Beaches are a short drive away, as is Totnes but we were happy to spend time here!
We would definitely want to return and recommend to anyone looking to treat themselves. It was wonderfully romantic and my husband and I loved it.
Devon is fast becoming a foodie hotspot with Michelin star restaurants including The Elephant Torquay, The Treby Arms in Plympton, Gidleigh Park Chagford, Lympstone Manor, there is also the excellent Seahorse in Dartmouth. Nearer to home we have excellent local eating establishments The Anchorstone Cafe at Dittisham, The Durant Arms in Ashprington, The Rockfish in Dartmouth, and The Maltsters Arms in Tuckenhay village to name just a few.
